Our Mission Statement

Compile an accurate, consistent, and timely Tax Digest in compliance with Georgia Department of Revenue and state law. Maintain up‑to‑date property records — including ownership, sales, and physical data — while delivering outstanding service to our community and carrying out our responsibilities with the highest professionalism.

Our Primary Responsibilities

  • Appraise all taxable real and personal property as required by law for the county Board of Assessors

  • Conduct appraisals at the legally required times and in the prescribed manner

  • Maintain assessment records and maps in proper, current condition, with staff having custody of these records

  • Prepare annual property assessments in compliance with legal standards for submission to the Board of Assessors by their requested date

  • Complete a minimum of 40 hours of State Revenue Commissioner–approved training every two years for each staff appraiser

News from the Tax Assessors

Our Divisions

There are four divisions within the department:

Residential
Responsible for appraising all improved and unimproved residential property and mobile homes
Commercial
Responsible for appraising all improved and unimproved commercial and industrial property, and multi-family property (four or more units)
Personal
Responsible for appraising all business assets, boats, and airplanes
Administrative
Maintains current real property ownership records, supports other divisions with data entry and quality control, assists our walk-in customers in the office, and acts as liaison to the IT Department

Since 2011, all taxable real properties have received an Annual Notice of Assessment each May, with a 45‑day appeal period. Personal property owners only receive a notice if their reported value changes, mailed in May or June with the same 45‑day window. July brings a surge of inquiries and appeals, during which staff diligently review cases while managing daily operations. You are hereby notified (and should communicate this to any other occupants of your property) that pursuant to O.C.G.A. 48-5-264.1(a) representatives of the Muscogee County Board of Assessors Property Appraisal Department, with proper ID, may enter upon your property during normal business hours, for the purposes of collecting accurate data or any verifications thereof due to any permits issued, return of value filing, revaluation (partial or whole), parcel sales, and appeal reviews.
